GENERAL INFORMATION

 

METHODS TO REPORT ISSUES OR UPDATES TO CONTACT INFORMATION:

 

 

Please include your unit number/building #, contact information and details of issue, concern, etc.  Any reports using one of the above methods will be addressed within 24 hours.  Buildings are numbered as follows:  Building 1, 2 and 3 – 3 is closest to the shelter.

 

LAWN MOWING/LAWN CARE:  Performed by Dublin Property Maintenance on a weekly basis and/or as needed from April to October.

 

EXTERMINATING/SPIDER SPRAYING:  We spray on the first Tuesday of June and the first Tuesday of August, weather permitting.  Please make sure to close all windows and doors.  Areas with open windows or doors will NOT be treated.

 

CLEANING:  Laundry rooms are cleaned every other week during the summer and once per month in the late fall, winter and early spring.  Please clean up after yourself as we are a “self-managed” association.  Meaning, we all should take responsibility of the maintenance of the property….so at a minimum, please clean up after yourself.

 

WORKERS ONSITE:  All workers, contractors, mowers, etc., are working at the specific direction of the Board.  Whether you rent your condo, or live here full or part time, it is imperative that you or your tenant NOT attempt to direct, lead, influence or interrupt our workers during the course of their work.  Most are paid at an hourly rate, and any interruption costs our association greatly.  Please understand, as each time a worker must stop what they are doing, they typically must turn off their machinery, work to understand your request, determine if that request is something they should stop their work to do, then at some point re-engage in the work that they have been directed to do.  Often the worker will then use that time to take a break.  I have witnessed a single interruption costing the association a minimum of 15 minutes to 30 minutes. 

 

This has become so much of an issue; we are implementing two new processes:

 

  • All contractors have been asked to NOT stop their work.  If you approach them, they may ignore you.  Please note that they are not being rude.  They are doing their jobs.

 

  • Should an owner or renter stop a worker during their work, the total time the work was delayed, and the cost of that time will be invoiced to your condo on your quarterly statement.  This interruption monetized would mean you could be billed as little as $10 to $75+, depending on who you interrupt.  NOTE:  Our large tree removal experts bill at $125/hour minimum.  You have been advised. 

 

  • PLEASE ALERT YOUR TENANTS.  It is your responsibility to insure that your tenants know and understand the rules, regulations and bylaws.  Please make it a point to keep them informed.
