PROPERTY REPORT:
Landscaping: We have continued to leverage the mowing and general landscape services of Dublin Commercial Property Services, Inc., in spite of the 30% increase, in everything from mowing, to spring and fall clean up. We reviewed several other options, and none offered a better option. If you are familiar with other landscaping firms that are reliable and can perform this work at the same or better quality standard, we are constantly reviewing more affordable options for everything we do.
Grounds: We are working on getting areas where trees have been removed, graded and seeded. Thank you for your patience in this process.
Trees: We performed a major tree trimming and removal project 3-4 years ago. Within the next year, we will do another undertaking that will not be as significant as the last, but it will involve significant tree trimming and possibly the removal of 1-3 trees, which are yet to be determined. Our greatest concern are those in bad overall heath and those that have limbs overhanging or touching our buildings. If there is a tree near your unit you are concerned about, please let us know.
Crawl Spaces: If you have contractors working in the crawls, please ask them to remove their debris. We recommend holding back payment until you are confident that this clean up occurs as you may be billed back for the cost of the removal should the association be required to clean it up.
Limited Common Area: Each year we perform a spring and fall review of the Limited Common Areas behind each unit. This area extends twelve feet to the rear of each unit and includes your patio and the concrete pad/patio at the rear entrance to your unit. Please make sure this area is clean, and any landscaping is pruned/trimmed, and the landscaping is weeded, mulched and the patios clean of moss, dirt and debris.
NOTE: Tree branches CANNOT touch the gutters or roofs. If you are unable to take care of the maintenance yourself, please contact a landscaping company to perform this work for you. As stated in the “General Information” section of this newsletter, unit owners will be assessed a fee of $50 per month for non-compliance with the requirement to care for your limited common areas.
Weed and Feed Service: Trugreen continues to perform our weed and feed service for the community. This service will be five treatments of weed and feed plus one treatment of grub control.
Light Poles/Front Sign: Work was performed on the light poles again last fall at which time several sockets and the internals were upgraded to be LED. To save time and expense, we chose to rebuild the light fixtures instead of purchasing new. We did this as it was much more cost effective, and between supply shortages and lack of labor available, we experienced multiple delays and we needed light. In addition, we replaced a defective light for the front sign.
Laundry Rooms:

Cleaning: Our laundry room cleaning services are performed by Chapman Cleaning. We will continue to use this cleaning service and will revert to the once a month cleanings until the spring.

Appliances: We have been experiencing more issues than normal with the performance of our washers and dryers. We hired an appliance repair technician to review and assess the condition of all of the machines and we have received the results. The assessment, although helpful, does not provide a cut and dry recommendation for a replacement plan. With this said, due to the need for multiple service calls this year, combined with the significant delays from the time of scheduling to the actual repair, the Board has voted to replace all or the majority of these machines.
UPDATE: 1 new set of Commerical Speed Queen Washers and Dryers have been installed in each laundry room. Early Merry Christmas!
Spider Spraying: The cost of spider spraying, like everything else, has increased as well. Barnes still offers the best service for the price, so until we find another more competitive option, or we have issues with their service, we will most likely renew this service for next year.
Miscellaneous Matters:

Please remember to install air conditioner covers on your units in the winter and removed them in the spring.

Trash is picked up on Friday mornings. If you have items to dispose of that do not fit in the trash bins, please call Lake Disposal at 877-582-6800 to make arrangements for a pickup. It is relatively inexpensive. Should you choose to leave your debris outside the bins, the association has a minimum fee of $100, plus costs for time and expense to haul your trash away.

Recycling bins are available for free at the Catawba Island Township Administration Building (4822 E. Cemetery Road).

Yard waste can be dumped for free at the Catawba Landfill located across from the Administration Building on E. Cemetery Road.

Catawba Island Township also offers a spring and fall clean-up week in late April and October of each year for Township residents. You can check the Township’s website for specific dates and locations.

Please remember that unit owners are required to inspect their units, at least weekly, to ensure that there are no issues such as leaking or freezing pipes, there is proper air movement throughout, the unit is properly heated, year-round! If you are unable to do this yourself, we strongly recommend you hire someone to perform this inspection or ask a neighbor, friend or relative to do this on your behalf.
