PLUMBING (HISTORICAL REFERENCE) DOCUMENTATION
There is one main water line that serves all 3 buildings. The service originates at the street between 2 and 3. Unless your unit has a main shut off valve, or there is a shut off installed at each fixture (sink, toilet, tub, etc.) within your unit, we may need to shut the water off to at least your building, to perform the repair (shut off the water). We now have a shut off at each building, so it is no longer necessary to shut the water off in more than one building.
Each building and each unit are plumbed differently, so only each owner or a plumber hired to assess/document your unit’s plumbing are the only people who will factually know how each unit is plumbed. The association is responsible for the supply line and the waste lines (before they enter your floors and walls). If there are leaks/issues with those lines, the association will handle any issue/repairs. Leaks/issues at the point where the service/supply or drain (passes through the floor or walls into your unit) is the responsibility of the unit owner (i.e., a leaky toilet at the base, a refrigerator water supply line, etc.).
If you do not have a main shut off valve to your unit OR your fixture, hire a licensed plumber to assess what you need specifically, and plan an exact time, date, etc. for when you need to have the water off and follow this procedure:

Several days prior to when you need to shut off the water, send any Pam Boytim an email and she will send you a “sample” form/notice to use to announce when the water will be shut off.

Update the notice, print, and post the notice on the front laundry room doors (one on the inside panel of each glass door so you can see from the lot at least 48 hours prior to shutting the water off. DO NOT POST ON WHITE DOOR AS IT IS OFTEN OPEN AND PEOPLE WILL NOT BE ABLE TO SEE IT.

Send Pam Boytim a copy of the notice and the notice will be emailed to everyone to let them know of the shut off.

A licensed plumber, or a representative of the water department must turn the water off at the street. It is imperative that an experienced person shuts that valve off as if there is damage to the valve as a result, they/you will be responsible for the repair of the valve. Make sure you hire a qualified technician.

After work is completed, remove the notice from the doors, dispose of them properly and make sure there is no tape residue left on the door.
NOTE: When you hire a plumber, make sure they document what they did. For example, some people have main shut offs to their units and do not even know it. Have someone assess and document your specific situation so you know how your unit is plumbed.
NOTE: PLEASE put in your contract for any repairs, etc. that the removal and off-site disposal of any debris is removed from the crawl AND the premises. Should your contractor fail to do so, for any reason or cause, you will be assessed a minimum $50 per hour for the removal of that debris.
NOTE: A $100 fee for non-compliance of this procedure will be charged to the owner who orders the shut off of water or heat to a building, when this work is a non-emergency situation. It is important we have the ability to provide notice to all impacted well in advance.
